Fence Replacement Checklist for Hampton Roads Homeowners
Thinking about replacing an old fence in Virginia Beach or Chesapeake? Use this checklist to plan the job before you get quotes.

An old fence usually tells you when it's done. Posts lean after a storm, boards split and gates drag. Before you call for quotes, a little planning makes the estimates easier to compare and the project go faster.
1. Decide what the new fence needs to do
Privacy from neighbors, keeping a dog in, enclosing a pool, or just marking the property line. Each goal points to a different height and style, so start here.
2. Find your property line
Your old fence may not sit on the line. A survey or plat from your closing papers shows where the line really is. If you can't find one, ask the installer how they handle it before they set posts.
3. Check HOA and city rules
Many Hampton Roads neighborhoods have HOA guidelines on height, material and color, and the city sets its own rules for things like height and pool barriers. Get HOA approval in writing before the job is scheduled. Your installer can tell you what they typically see, but the HOA and the city have the final word.
4. Plan for removal of the old fence
Ask whether the quote includes tearing out and hauling away the old fence and posts. It's a real part of the labor, and quotes that leave it out aren't comparing the same work.
5. Call 811 before digging
Virginia requires a utility locate before digging. A professional installer arranges this as part of the job.
6. Think about gates
Count how many gates you need and how wide. A mower, trailer or boat may need a double drive gate. Adding a gate later costs more than planning it now.
7. Compare written quotes line by line
Look at material, height, post spacing, how posts are set, gate count, removal and cleanup. The lowest number isn't a bargain if it leaves out half of that.
