Two things drive the build here: wind and water. Tropical systems push sustained wind against a solid privacy panel like a sail, and a high water table means the bottom of your post spends part of the year wet. We answer the first with post spacing tightened on exposed runs, and the second with pressure-treated posts rated for ground contact and gravel at the base so water moves instead of sitting.
Virginia Beach requires a permit for most fences over a set height, and the neighborhoods off Red Mill, Landstown, and the Princess Anne corridor add HOA review on top of it. We pull your plat, submit the drawing, and wait out the approval so you are not chasing a board meeting.
